What is a closing?A closing, whether in a purchase or refinance scenario, refers to the final stage of the transaction. During this meeting, all necessary documents are signed to transfer property ownership from the seller to the buyer, or to put the new loan into effect in case of refinancing.

Where and when will my closing take place?Most closings handled by Waterway Title Services are held in our Jupiter offices. If you're unable to attend in person, we can arrange to courier the documents to you with comprehensive signing instructions. We frequently conduct closings for people outside of Florida.

What do I need to bring to the closing?All participants, including borrowers, buyers, and sellers, must bring a form of picture ID such as a driver’s license or passport. Buyers are also advised to bring a second form of ID like Passport or a Social Security card.

Why do I need title insurance, and do I have to renew it each year?Title insurance is a crucial protection for your real estate investment, ensuring your property ownership against any future ownership claims. Unlike other insurance types, title insurance provides indefinite coverage with a single payment and doesn't require annual renewal.

Why does my lender require a new title insurance policy when I’m refinancing?During your property purchase, you received an “owner’s” title insurance policy, and your lender received a “lender’s” policy. Upon refinancing, the new lender requires a new "lender’s" policy to protect their interest in your property. The original owner's policy remains active.

What is a title search and why is it conducted?A title search is a legal necessity to determine potential problems with the property title. It involves reviewing all public records related to the property to identify any defects in the title. These issues will be addressed by Waterway Title Services before scheduling the closing.

Do I need a property survey?Most lenders require a property survey for a new purchase, which maps out your property's precise location and indicates any easements or encroachments. For refinancing, we can use the original survey. A survey is also required for flood insurance, building permits, and property improvements such as room additions, fences, or swimming pools.
